- Shopping before pre-approval. You fall in love with a home you can’t afford. Don’t do this.
- Maxing out the budget. Lender approval is what you CAN borrow. It’s not what you SHOULD spend. Leave room for furniture, repairs, and life.
- Skipping inspection to win the bid. Almost never worth it.
- Trusting Zestimate. Zillow’s estimate has been off on Casa Grande homes by $30K-$80K. Use actual comps.
- Not budgeting for closing costs. Closing typically runs 2-3% of purchase price.
- Forgetting taxes, insurance, HOA, utilities. PITI is the real monthly number — not just principal and interest.

Less than many first-time buyers expect. USDA loans offer zero down on eligible rural properties (much of Pinal County qualifies), VA loans are zero down for eligible veterans, and FHA is as low as 3.5%. Arizona programs like Home Plus and Arizona Is Home can cover part or all of the down payment and closing costs. A local lender can confirm what you qualify for.
Do I qualify for USDA zero-down in Pinal County?
